The Median Price Remains Unchanged
The number of buyers looking at details of the properties available on one of my web sites is down* for the first half of the month from October 2010 but is up from September 2011 There has been a dip in the average price of homes viewed from last month which can be attributed to the lack of very high end buyers (over 2 million) but the median price remained exactly the same.
The two graphs below represent the average and median price range of homes that potential buyers are looking at on one of my web sites.

Markets shift, and how both the industry and our clients uses information seems to be changing all the time, this week its stats, next week it might be floor plans, who knows, but as long as we provide the insight and assistance our clients need, you will always be able to add value to the customers
Brian - it reflects what potential buyers are looking at on my site ..... as you know most people often start looking months in advance of contacting us directly ..... to answer your question a more detailed analysis would be needed to be able to compare it with the buyers I am currently showing homes too ..... Barrie prepares these graphs for me from the stats he monitors as a look at where the market "may" be headed.
Peter and Linda - indeed they do ..... nothing is etched in stone as there are too many outside factors that keep the stone in motion.
Interesting... We are seeing lots of buyers sitting on the fence.. and waiting (not sure for what) just waiting.
Hi Kathy...not sure why we all focus on the average when the median is the true snapshot of what's happening

Fred - I don't think of either as a "true" snap shot but rather indicators of "potential" trends.
